Mizner Country Club, a premier private club in Delray Beach, Florida, relies on two working buildings to keep its course in top condition: a main maintenance building that houses the equipment fleet and repair shop, and a separate chemical storage building for the club’s fertilizers, pesticides, and spray-program inventory. Years of South Florida sun, heat, and storm season had taken their toll on both structures — most critically on their roofs, which had begun to leak.

Roughneck Ranch was brought in to renew the envelope of both buildings from the top down: a complete re-roof and re-side that would stop the water intrusion, protect the equipment and chemicals inside, and bring both facilities back to the standard expected at a club of Mizner’s caliber.

Our assessment revealed key operational challenges:

Leaking roofs from aging sun panels. Both buildings had translucent sun panels set into their metal roofs. Over time these panels — and the seams around them — had become a chronic source of leaks, letting water into the equipment shop and the chemical storage area.

Years of patch repairs that no longer held. The old metal roofing was covered in sealant patches and tar-sealed openings where past leaks had been chased one spot at a time, a stopgap that had reached the end of its life.

Weathered, oxidized metal panels. Decades of sun and rain had left the roof and wall panels faded, streaked, and corroding, reducing both weather protection and curb appeal.

A chemical storage building needing a safe, sealed envelope. Because this building houses turf chemicals, a watertight roof and intact siding aren’t cosmetic — they protect the product, the structure, and the staff who work around it.

Removal of the Leak-Prone Sun Panels. The first priority was eliminating the root cause of the leaks. We removed the translucent sun panels from both roofs entirely and closed those openings as part of the new roof system — taking out the single most vulnerable detail rather than patching around it again.

Complete Re-Roofing of Both Buildings. We stripped the old, oxidized metal roofing from the maintenance building, the equipment shelter, and the chemical storage building, and installed a new standing-seam metal roof system on each. New insulation was set beneath the maintenance building’s roof, improving the shop environment while sealing the structure against weather.

Re-Siding for a Renewed Envelope. With the roofs handled, we replaced the worn exterior siding with clean new metal panels, restoring a continuous, watertight envelope and giving both buildings a sharp, finished appearance.

The result is two renewed, leak-free facilities built to stand up to South Florida’s climate. With the troublesome sun panels gone, new roofs overhead, and fresh siding all around, Mizner Country Club’s maintenance and chemical storage buildings are now protected, functional, and ready for years of service — keeping the people, equipment, and materials behind the club’s course care safely under cover.
