Naples Heritage

Location: Naples, Florida

Facility: Covered Fuel, Wash Pad & Mix Load Area

Construction Type: New Construction — Covered Canopy, Concrete Pad, Water Holding System & Sump Relocation

Project Description

Naples Heritage required a modern, covered fuel, wash, and mix load area to streamline daily operations for its maintenance team and improve the efficiency of its spray program. The existing setup relied on a 1″ water line that severely limited fill capacity, creating a significant bottleneck in the crew’s daily routine. Roughneck Ranch was brought in to design and build a complete facility that would eliminate this constraint, protect the longevity of the concrete and drainage systems, and bring the operation up to the standards of a well-run maintenance program.

Our assessment revealed key operational challenges that were impacting the facility's daily operations:

Water supply line icon
The facility’s 1″ water line could not supply adequate volume, forcing the crew to spend a full hour filling a single 300-gallon spray rig
Spray-rig fill-time stopwatch icon
This slow fill time created a daily bottleneck that wasted crew hours and limited the productivity of the spray operation
Covered canopy shelter icon
The fuel, wash, and mix load areas were uncovered, leaving equipment and crew exposed to the elements
Drainage sump grate icon
Existing sumps were located within the drivable area, subjecting them to constant traffic and accelerating wear on both the sumps and the surrounding slab
Pitched concrete drainage icon
The concrete lacked the proper pitch needed to direct drainage efficiently and protect the longevity of the pad
Roughneck Ranch developed a comprehensive design-build plan that addressed every aspect of the facility’s needs, transforming a constrained, uncovered work area into an efficient, fully covered operation built for long-term durability.
Water Holding & Spray Rig Loading The centerpiece of the project was the installation of a water holding tank that continuously keeps itself full, removing the limitation imposed by the facility’s 1″ water line. With a reservoir of water ready on demand, the crew can now load a 300-gallon spray rig in just five minutes — down from a full hour. This single improvement eliminated the operation’s most costly daily bottleneck and delivered a dramatic increase in efficiency for the spray program.
Covered Fuel, Wash & Mix Load Canopy A new steel canopy was constructed to cover the fuel, wash, and mix load areas, protecting equipment, materials, and crew from sun and rain. The covered design creates a clean, organized, and weather-protected environment for the facility’s most frequent daily tasks, from refueling to washing down equipment to mixing and loading product.

Sump Relocation & Concrete Pitch The existing sumps were relocated out of the drivable area, removing them from the path of daily equipment traffic. The new concrete was carefully pitched to direct drainage toward the repositioned sumps, improving water management across the pad. Together, these changes extend the lifespan of both the slab and the sump systems by protecting them from unnecessary wear and ensuring proper drainage.
The completed project has transformed daily operations at Naples Heritage, turning a one-hour fill process into a five-minute task and giving the maintenance team a covered, efficient, and durable facility built to last. By eliminating the operation’s primary bottleneck and protecting the longevity of the concrete and drainage systems, this project delivers both an immediate boost in productivity and lasting value for years to come.
