Thermo King Building Extension

Location: Riviera Beach, Florida

Facility: Truck Service Facility & Covered Wash Bay

Construction Type: Building Extension & Exterior Envelope Upgrade

Project Description

Roughneck Ranch extended this Thermo King service facility by 40 feet to create a dedicated covered wash area for semi trucks — and used the expansion to solve several operational problems at the same time. The result is a larger, stronger, better-organized building that’s quieter to work in and moves harmful exhaust out of the shop.

The finished covered wash bay added to the Thermo King facility, a hipped metal roof on columns providing a sheltered area for washing semi trucks.

The 40-foot addition gives technicians a covered space to wash semi trucks out of the weather. Built into the design are dedicated storage rooms for used oil, new oil, and coolant, with the new oil pneumatically pumped through the building so it’s available where it’s needed without manual handling.

The air compressor was also relocated into its own storage room. For years the technicians worked through the constant noise of the compressor running in the open shop; moving it into an enclosed room took that noise out of the work area for good.

Air Quality. With several diesel motors running inside the shop, soot builds up in the air. To pull it out, the team cut an opening in the side of the building and installed a high-CFM exhaust fan that draws the contaminated air out of the shop, keeping the working environment cleaner for the crew.

Reroof, Reside, and Structural Strengthening. Beyond the extension, Roughneck Ranch reroofed and resided the entire building, replacing the old weathered exterior with a clean, durable new envelope. The building was also strengthened by increasing the panel gauge — heavier-gauge metal panels that give the structure greater rigidity and a longer service life.

What began as a request for more covered space became a full upgrade: a 40-foot wash bay, organized fluid and equipment storage, a quieter shop, active soot removal, and a stronger, fully refinished building. The before-and-after aerials show the transformation from a worn, aging facility to a modern, hardened service center.
